Ontario Micro-Condos Face Steep Depreciation

It’s never dull in the GTA real estate world, and this mid-Q3 2026 snapshot is proof! The average home selling price landed at $993K, slipping about 3% from last year—giving buyers some fresh breathing room across the broader market. Condo apartments averaged $618K, a step down from last year, but it’s the micro condos (under 500 sq-ft) that truly stole the spotlight for all the wrong reasons. These pint-sized pads have been the hardest to sell, with most buyers now eyeing larger spaces that offer more comfort and flexibility.

Here’s what stands out: in early Q3, nearly every GTA neighbourhood (with at least five condo sales) saw units selling below list price—about 98% of them, to be exact! That’s a rare moment for buyers to negotiate boldly and explore more options. Even single-family homes experienced underbidding in roughly 92% of neighbourhoods, but condos have become especially price-sensitive as investor demand cools and the most investor-friendly units linger longer.

Having journeyed from legal headhunting to real estate, and with a passport full of stamps from over 100 countries, I’ve learned that every market shift is a new adventure. Whether you’re eyeing your first home or hunting for a smart investment, navigating Toronto’s ever-evolving neighbourhoods can still be a joy—especially when you have a guide who knows how to turn every challenge into an opportunity. Let’s make your next move feel like the start of an exciting new chapter!
