Let’s talk about what’s happening in the GTA condo scene, especially with micro condos. In mid-Q3 2026, the average home selling price in the GTA was $993K—down about 3% from last year. That means the broader market is offering a bit more breathing room for buyers. Condo apartments averaged $618K, also below the previous year’s mark, but it’s the smallest units—those micro condos under 500 sq ft—that saw the market’s sharpest depreciation. These tiny homes have become the toughest to sell, with buyers now eyeing larger spaces for similar prices.
In early Q3, condos sold below list price in about 98% of GTA neighborhoods with at least five sales. That’s an unusually wide window for negotiation, and it isn’t just condos: single-family homes saw underbidding in roughly 92% of GTA neighborhoods. Still, condos are feeling the pinch more as investor demand cools, leaving some of the most investment-friendly units sitting on the market longer.
